Answers to your frequently asked questions

  • Am I required to make my property available to Section 8?

    No - We do not recommend Section 8, however if you would like to offer your property to Section 8 tenants we will accommodate.
  • Are you licensed?

    Yes - We are partnered with a Tennessee Licensed Real Estate Broker located in Memphis, TN.
  • Can I reach you after hours?

    Yes - we do have staff that monitors our texting and emails after hours. Phone calls are generally only Monday through Friday from 9am to 4:30pm.
  • Can you put the money directly into my account?

    Yes - We offer ACH bank transfer for investors to receive their monthly distributions.
  • Do I get to see the lease or sign it?

    Yes - You will receive a copy of the signed lease, however because you are hiring us to manage your property our broker and management team will sign the lease.
  • Do you sell real estate too?

    Yes - We work with investors to sell their properties and acquire new rental properties.
  • How and when do I get my checks?

    The last week of each month. ACH bank transfers are reconciled and distributed the last week of the month. If we need to mail you a paper check, then those are done at the end of the month as well, but due to USPS it may come the first week of the month.
  • How is rent collection handled?

    We do this for you by talking to the tenants and collecting rent. Rent is typically due by the 5th of the month. We prefer tenants to pay online through their online portal (ACH bank transfer or Credit Card), but we do have an office where they can drop off checks or cashier’s checks. We do not accept cash as payment.
  • How long of a lease do you sign?

    Our leases are a minimum of 12 months.
  • How much security deposit do you charge the tenant?

    Typically, a security deposit is equivalent to 1 month’s rent. However, if the tenant’s credit score is below our threshold, but everything else passes, we may charge them 1.5x or 2x a 1 month’s rent as a security deposit.
  • How soon can you start managing my property?

    Most management companies require a minimum of 30 days notice before they allow you to switch companies. We ask that investors notify their current management company, according to their contract. We will utilize this time (30 days for example) to also reach out to them and contact the tenant so that the transition is as smooth as possible.

    If the property is vacant then, we can start managing right away as long as we have your authorization and confirmation that your current management company has been notified of the switch.

  • What type of properties do you manage?

    Currently we mainly manage Single Family Residence, but we are able to do multi-unit residences.
  • What type of reports do I get and how often?

    Reports and investor information is done in real-time so you will log into your owner portal and it will show you real time data of rent collected, repairs, management fees, etc. You can also rent your own reports through the portal.
  • Who holds the tenant security deposit?

    Due to Federal Real Estate Laws, we hold the security deposits in our Security Deposit Trust account. This is kept separate from the normal rents collected.
